Record Breaking Sales in Tahoe: Miller & Haug Represent 75% of $12M+ Lakefronts For Summer External Inbox
Lake Tahoe 2025 real estate sales were off to a slow start at the beginning of the year, but by mid Summer, the area was on a roll, with a YTD 9.7% increase in sales $1M+ year over year from 2024, and a whopping 32% increase in overall sales volume, for a total sales volume of $1.2B YTD.
The Lakefront sector, homes on the shores of Lake Tahoe, a niche within the overall market, saw an incredible volume of record-breaking sales this year. It was almost as if someone flipped a switch the first week of July; the signal was loud and clear…BUY!

“Our properties here on Lake Tahoe are generational and legacy homes, and it can be a very nuanced and discretionary market to work within. We often spend years, if not decades with our clients as we help them navigate sales and acquisitions along with the complexities of ownership at Lake Tahoe,” says Katherina Haug, of Miller & Haug Real Estate Partners with Sierra Sotheby’s International Realty. “We represented four beautiful lakefront homes to the market this Summer, each vastly different, and this year, boy did the shoe fit. We had multiple offers on nearly every listing we represented, with a record-breaking sale in Dollar Point of $19.25M.”
While the winter and spring were relatively quiet seasonally speaking, as the country adjusted to the new administration’s direction and the BBB passed Congress, attitudes shifted into overdrive with four properties trading in the $12-20M range on Lake Tahoe between July 8-July 17th.

Miller & Haug were pleased to have represented 75% of those trades. Of course this activity coincided with the July 4th Holiday, the traditional start of the summer season at Lake Tahoe. Private jet parking at the nearby Truckee Tahoe Airport was in very high demand.
“Worth noting,” adds Craig Miller, “was that all four sales were ‘turn key’ opportunities where the new owner could move in and enjoy the home from day one. Other options are project properties requiring significant improvement or even a complete demolition and new build, a lengthy multi-year process in Tahoe’s highly regulated environment. It is not so much that today’s buyer demands instant gratification, rather they have the resources, but not the time or mental bandwidth to tackle a three year design/build project.”
Having sold their entire book of single family lakefront homes on Tahoe, Miller and Haug are looking forward to a well deserved break in the action as they work to build their inventory for Summer 2026.
