Incline Village Beachfront Property Owned by NV Tax Leader for Sale

It’s not everyday a brand new luxury beachfront home hits the real estate market in Incline Village.

As a matter of fact, it’s been 15 years or more since a newly constructed beachfront home has sold along Tahoe’s pristine northeast shores. That is, until now.

The address is 1170 Vivian, a property that not only hosts a recently constructed custom home, but is also steeped in the rich legacy of the property tax revolutionary Maryanne Ingemanson.

Maryanne Ingemanson – From Musical Prodigy to Land Development Pioneer

Unforgettable views create memorable experiences.

Maryanne’s fascinating story begins with the young musical prodigy, who began playing the piano at two-and-a-half years of age. By age 10, she had a manager and was traveling the world as a professional classical pianist. She performed with major symphonies and even won the Marie Morrisey Keith Award for most outstanding young piano soloist in the United States.

At age 23, Maryanne married and left her musical career to become one of the first females to pioneer to the real estate realm in Sacramento and Incline Village. She did incredibly well for herself, going on to create Ingemanson Enterprises and developing many successful commercial, industrial, retail and apartment projects throughout the region.

Once, when she was asked about the reaction she encountered in the mostly male field of land development, she responded, “At first, some clients or sellers seem skeptical, but once they realize I can make them money, they aren’t concerned.”

The Incline Village Tax Revolt

Perhaps what Maryanne Ingemanson is best remembered for is spearheading the Incline Village Tax Revolt, a rebellion she led after suspecting Washoe Country was charging what appeared to be illegally high taxes to North Shore property owners. She noticed this when she was assessed $80,000 a year in property taxes by Washoe County, while a similar property with the same lake frontage and a larger, newer home was only assessed $18,000 by Douglas County.

Maryanne fought hard on behalf of Crystal Bay and Incline Village property owners for a decade. The David-and-Goliath battle made its way to the Nevada Supreme Court six times. Finally, in July 2011, the Nevada Supreme Court ruled in favor of taxpayers, ordering Washoe County to issue $43 million in refunds to property tax payers.

Design, Style, and History Unite on the Shorefront

Just steps from the sandy shores of Lake Tahoe.

Maryanne reflected impeccable taste when it came to her properties, generally leaning towards locations that were accessible and offered panoramic views of the lake. This is no doubt why the 1170 Vivian Lane property stands out as a truly unique offering.

Since the year 2000 only seven beachfront homes have sold, and at $16.795 million this custom home is priced at nearly half of a recent Incline Village lakefront property that went for $32.5 million.

The timeless Tahoe mountain design is a signature of renowned architect Dale Cox.

The home features a timeless Tahoe mountain design with spacious rooms, a sandy beachfront location shared by 13 homeowners with common pier and assigned boat buoy. Among only two common piers available for single family HOA’s anywhere on the north shore of Lake Tahoe, Nevada, the private Vivian Lane Association offers coveted boating access to Lake Tahoe.

Natural and modern elements meet to create an aesthetic balance.

Designed by renowned Lake Tahoe architect Dale Cox, the home was just completed in the fall of 2018. The open floor plan features a main level great room with gourmet kitchen leading out to a lanai and beautifully landscaped yard with panoramic Lake Tahoe views, a versatile game room/home theater or 5th guest room with full bath, and office with stunning lake views. The mud room leads to the three-car garage and has a full laundry and half bathroom with access to the outdoor shower leading to the beach. The two-story entry opens to lake views through the great room, and stairs leading up to an upstairs laundry room and three en-suite bedrooms, two featuring fireplaces and lake view balconies.

This is an extraordinary opportunity to own a new custom home on Lake Tahoe’s shoreline with Nevada’s tax advantages.

Believe us, Maryanne wouldn’t settle for any less.
